Reviews of mortgage renewals and constant monitoring of mortgage rates and terms to further enhance the assets return on investment. It is not unusual for the investor to obtain return of capital invested and cash return on capital invested within the first three years. Building acquisition targets are analyzed with respect to the tenant and market profile, physical integrity, and financial viability.
Provide clientele with cost effective rental accommodations and associated service in line with amount standards and within the framework of current rental legislation. Further, develop, implement and monitor programs, systems and or procedures to reduce building operating costs especially in the areas of energy conservation and utilities.
Rental Administration Responsibilities:
Marketing, lease administration, eviction & court cases; collection and banking; computerized record keeping; and coordination of all matter relating to rent review and market rental assessments, and associated rental legislation, purchasing and inventory control, negotiation of services contracts.
Property Manager Responsibilities:
Routine building inspections; maintain and service all building equipment and facilities (HVAC); monthly analysis of all building utilities costs; preventative maintenance of all equipment and support services; purchasing of capital equipment; contract labor and services as required; preventative maintenance program on major facilities and equipment; monitor cash flow performance for all buildings; and maintain and update all rent review files and realty tax files for all building.
